1. The Tenant shall pay the Electricity Bill as and when it is due.
2. The Tenant shall not keep any unauthorized and illegal materials on the premises.
3. The Tenant shall not make or change any material constructions of the above-said premises
without the Owner's permission.
4. The Tenant shall pay an advance monthly rent on or before the 5th day of every calendar
month.
5. The rental agreement is valid for eleven months only.
6. The tenancy may be extended for a further period on agreed-upon fresh terms and
conditions,
with a 10% rent increase at that time (after 11 months).
7. Either Party may cancel this Rental Deed by issuing a one-month prior notice of
termination of
tenancy.
8. The Tenant shall hand over the premises after completion of the tenancy period to the Land
Lord in good condition.
9. The Landlord must receive a Security Deposit of two month's rent.
10. The security deposit will not be returned if the Tenant wants to vacate the room in the
middle of the term.
11. The Terms and Conditions are attached separately to the rental deed. Please review them
thoroughly
before agreeing.

12. The room rent includes maintenance of high-speed Wi-Fi with all TV channels. We are
committed
to
providing a comfortable and well-maintained living space during your stay, ensuring you feel
cared for
and at home.
13. This property is specifically for females (Girls). Males are not allowed
for
any reason inside the
premises, though they are friends or relatives. Any violation of this rule will escalate the
matter to
the legal authorities.
14. It's important to note that drinking and smoking are strictly prohibited
within the premises.
Hidden smoke detectors have been installed inside the premises.
15. Pets are not allowed.
16. Avoid eating food in the rooms to maintain cleanliness. Be sure to keep a good level of
cleanliness throughout your stay. It is for the betterment of your health only.
17. Please switch off lights, fans, or other small electrical appliances when you go out. The
same
applies to the air conditioning and heating—we're eco-friendly.
18. Rooms are allotted to the tenants on their responsibility. They are expected to keep all
the
equipment and furniture in their rooms free from damage. If anything damaged is found, the
Tenant
shall be solely responsible.
19. In case of accidental damage, we'll investigate internally to determine whether and how
much
the
deduction or repair cost will be.
20. Always report any accidental damages or breakages on time. Do not delay.
21. Gambling, betting, or any other behavior against public morals in hallways or rooms is
prohibited.
22. We kindly request that you ensure your way of life does not disturb others. Please be
mindful
and
keep noise to a minimum during night hours. Suppose any neighboring residents report
excessive
noise
or unruly behavior. In that case, we may have to take action, including eviction and
termination
of
the rental agreement, which could result in the loss of the security deposit and rental
amount.
23. The kitchen storage room is private and locked. Please do not attempt to open it.
24. Outdoor Footwear should be left outside the property at all times.
Separate
footwear is
provided
for use inside the premises. Again, this is for your good health. A recent WHO survey says
keeping
footwear outside the premises can prevent 33% of diseases.
25. The electric panel is in the box on the left wall of the front door, behind the picture
frame. In
case of emergency, please call us before touching the control panel. No compensation will be
given for
any temporary electricity, gas, water, or Wi-Fi outage.
26. Tenants are responsible for ensuring that the visitors also comply with these rules.
27. Please do not flush any sanitary products down the toilet. We provide a bin for this in
each
bathroom.
28. Please don't take any kitchen cutlery outside to avoid misplacing or losing it.
29. You'll find all the electrical appliances you need for a comfortable stay at our
property.
Please
use them responsibly.
30. Bills can be settled by cash, cheque, bank transfer, or UPI.
31. Before installing (sticking) any items into the flat, kindly bring them to our notice.
32. Extension of your stay without reservation is subject to room availability. Kindly inform
us
one
month before to keep it in line.
33. Tenants are not allowed to give the room to any third party, even if the room has been
duly
paid.
Except for the registered tenants, no one is allowed to stay inside the premises.
34. All items the tenants require will be chargeable and added to next month's rent.
35. Unwashable stains, rips, or tears on linens/towels will be charged to your bill.
36. Items left behind by a tenant can be sent on demand by post at the Tenant's expense to
any
specified address.
37. Parking is available upon request. (Rs. 3000/Month will be charged)
38. Car and bike are available on rent - Honda City (Car) . And
Honda
Dio (bike). Any damage to the vehicle is the Tenant's
responsibility.
39. Please do not move furniture from one room to another without our permission.
40. If there is any damage to the property or its appliances, the Tenant has to pay for the
repair
costs.
41. We do not allow more than two persons in one room.
42. If the room is registered for single occupancy, only one more person is allowed as a
guest
for an
overnight stay, with an additional cost of Rs. 500 per day.
43. The Tenant has to inform the details of the guest in advance via email, having an
attachment
of
the government-approved ID card of the guest.
44. If the room is registered for double occupancy, we do not allow guests (third person) to
stay
overnight.
45. We have set out these house rules so that every Tenant staying at our property has a
safe,
secure,
and (most importantly) fun stay at our place.
46. Compliance with these rules is essential for every member. We hope you have a great time

find
everything you need at our property.
47. In case of breach of Rules by the Tenant, EFD Services has the right to request any
tenant to
vacate her room or other areas of the premises without previous notice and without assigning
any
reason whatsoever, and the Tenant shall be bound to vacate when requested.
48. These rules are for the tenants occupying the three rooms inside the glass door; the
office area is the Owner's property, and EFD Services will use this for their employees
during
official work. The employees are not allowed to enter the flat using the glass door. They
are
permitted only to utilize the space outside the glass door. Please call us if you're unsure

50. EFD Services will not be responsible for any loss/or damage to the Tenant's belongings
from
the
room or any other part of the society for any cause whatsoever, including theft.
51. EFD Services reserves the right to add, alter, or amend any of the above Terms,
Conditions,
and
Rules.
52. We request the tenants to hand over a copy of your identification document along with
proof
of
address to the person available at the property.
